Can I get a DSCR loan with a credit score of 680?

Yes, at most lenders. Minimums run from 620 to 680, so a 680 clears the floor almost everywhere. Expect a rate adjustment compared with a 740 score and, at some lenders, a maximum loan-to-value of 75% instead of 80%. The ratio and down payment matter more than the score once you are above the floor.

Pricing tiers typically step at 680, 700, 720 and 740. A 680 borrower might pay a quarter to half a point more in rate than a 740 borrower on the same property, and may need a slightly stronger ratio to reach the best loan-to-value.

Lenders use the middle of three scores, and pull the guarantor's credit on an LLC loan. What they will not accept at any score: recent mortgage lates, a bankruptcy within two to four years, or a foreclosure within three to seven. A 680 with a clean history is routine.
