Lien

A lien is a legal claim on property that secures a debt or obligation. A DSCR loan puts a lien on the rental, and other liens such as unpaid property taxes, contractor claims or judgments can sit on the same property.

Liens are generally paid in order of priority, and property tax liens usually come first. That is why DSCR lenders escrow taxes and insurance, and why the title search at closing looks for any existing claim that could rank ahead of the new loan.

A second loan behind a DSCR loan adds a second lien and a second payment. Lenders that allow one will count its payment when judging the property's coverage, so the combined debt has to fit inside the rent.
