What Is a DSCR Loan? How Rental Property Loans Qualify on Rent

A DSCR loan is a rental property mortgage that qualifies on the property's rent instead of your personal income. How it works, who it fits, what it costs, and where it falls short.

A DSCR loan is a mortgage for rental property where the lender qualifies the property’s rent, not your income. If the rent covers the monthly payment, the loan works. Your tax returns, W-2s and debt-to-income ratio never enter the file.

DSCR stands for debt service coverage ratio. It is monthly rent divided by the full monthly payment, and the whole product is built around that one number.

How a DSCR loan works

A conventional lender asks whether you can afford another payment. A DSCR lender asks whether the property can.

The underwriter takes the rent from the lease or from the appraiser’s market rent estimate, and divides it by PITIA: principal, interest, property taxes, insurance and any HOA dues. A rent of $4,000 against a payment of $3,330 is a DSCR of 1.20. That figure, plus your credit score and the down payment, decides the approval and the rate.

Because there is no personal income review, these loans are used heavily by self-employed investors, people with complex tax returns, and anyone who already has several mortgages and has hit the limit on conventional financing. Investors who write off aggressively often show little taxable income, which sinks a conventional application. A DSCR lender does not care.

Most DSCR loans are 30-year fixed or adjustable products from non-bank lenders. Many offer interest-only periods of five or ten years, and most let you close in an LLC.

Why the rules are different

DSCR loans are business-purpose loans. A loan to buy or refinance a rental you do not live in is credit extended for business purposes, and business-purpose credit is exempt from the Truth in Lending Act under Regulation Z, section 1026.3. That exemption is why the ability-to-repay rules that force conventional lenders to verify your income do not apply here.

It also means fewer consumer protections. Prepayment penalties, which are heavily restricted on owner-occupied mortgages, are standard on DSCR loans. Read that section of the term sheet before you sign.

What a typical DSCR loan looks like

Terms vary by lender, and this is a non-agency product with no Fannie Mae rulebook, so treat these as ranges rather than rules.

  • Minimum DSCR of 1.0, with the best pricing at 1.25 and above. Some lenders go to 0.75 with more down.
  • 20 to 25% down on a purchase. Cash-out refinances usually cap at 70 to 75% LTV.
  • Credit score of 620 to 680 minimum. Rates step down at 700, 720 and 740.
  • Rates roughly 0.75 to 2 points above a conventional investment property loan, depending on DSCR, LTV and credit.
  • Reserves of three to six months of PITIA.
  • One to four unit residential property, including condos and many short-term rentals.
  • Loan amounts from about $100,000 to $2 million or more, with jumbo programs available.
  • Prepayment penalties of three to five years are common, often on a step-down schedule.

Who a DSCR loan fits

A DSCR loan is a good fit when the property cash flows on paper and your personal file is the problem. That covers a lot of investors:

  • Self-employed borrowers whose tax returns understate income.
  • Investors with more than ten financed properties, the conventional cutoff.
  • Buyers who want to close in an LLC for liability reasons.
  • Anyone who wants a fast close without assembling two years of documents.
  • Owners refinancing a property that appraises well and rents well but sits on a hard money or bridge loan, which is the refinance step of a BRRRR deal.

Where a DSCR loan falls short

The product qualifies on rent, so a property that does not rent well does not qualify. Expensive markets where rents are low relative to prices, such as much of coastal California, often produce ratios below 1.0 at 75% LTV. There, a DSCR loan means a bigger down payment or a lower price.

The rate premium is real. On a $375,000 loan, one extra point of rate costs about $260 a month. If you qualify conventionally and are under the financed-property limit, conventional is usually cheaper.

Prepayment penalties can also trap you. A five-year penalty on a property you plan to sell or refinance in two years is a cost you should price in up front.

Frequently asked questions

Does a DSCR loan check my income?

No. The lender does not ask for tax returns, W-2s, pay stubs or a debt-to-income ratio. It checks credit, assets for the down payment and reserves, and the property's rent against its payment.

Can I live in a property financed with a DSCR loan?

No. DSCR loans are business-purpose loans for investment property only. Occupying the property yourself would breach the loan terms and most lenders have you sign a business-purpose affidavit at closing.

Are DSCR loans only for experienced investors?

No. Many lenders accept first-time investors, though some require you to have owned a primary residence or at least one rental. A few reserve their best pricing for borrowers with landlord history.

How long does a DSCR loan take to close?

Typically three to five weeks. With no income documents to review, the appraisal (including the rent schedule) is usually the longest step.
